As regards any such matters of potential concern, intending Buyers are advised to satisfy themselves by enquiry to their Surveyor, Solicitor or other legal representative.

Photographs

Photographs contained within the Sale Particulars may have been taken using a wide angle lens. Items shown in photographs, e.g. furniture, carpets, curtains, light fittings, are not included unless specifically stated otherwise – however, in certain circumstances, items may be available, if required, by separate negotiation.

Measurements and Area of Land

All measurements and area of land, if appropriate, referred to in any Sale Particulars are approximate sizes only. Room dimensions can in certain instances vary and under no circumstances should they be relied upon for carpet sizes, items of furniture or appliance spaces.

Properties, unless otherwise stated, are described as they are presented and potential Buyers must satisfy themselves relative to compliance with all Statutory Requirements by enquiry to their Solicitors or other legal representative.

It is important interested parties check the availability of any property and make an appointment to view before embarking on any journey to see the property.
