Items shown in photographs, e.g. furniture, carpets, curtains, light fittings, are not included unless specifically stated otherwise – however, in certain circumstances, items may be available, if required, by separate negotiation.

All measurements and area of land, if appropriate, referred to in any Sale Particulars are approximate sizes only. Room dimensions can in certain instances vary and under no circumstances should they be relied upon for carpet sizes, items of furniture or appliance spaces.
